They've hardly constructed studio or 1BHK flats. But now developers have realised the strategic changes in the market, and have started constructing for the middle income group as well.
A number of mass housing projects are now coming up in the outskirts of the city. The government is also supporting this idea with its scheme of rental housing. MMRDA's decision to give 3FSI to the developers will help bring down the land prices, which in turn will enable affordable homes.
Though there is mass housing in areas like Vasai and Virar, the areas even today face severe water shortage and power supply problem. In fact, Navi Mumbai is far better in terms of civic infrastructure.
It also has a greater number of projects, SEZs, commercial zones, etc, which generates huge employment opportunities. Mass housing is corelated to job creation.
The roads, sewage system, power and water supply need to be improved across the city. Lessons should be taken from from the development work undertaken in Delhi, Gurgaon or Noida. Also, the huge flyovers in Mumbai remain neglected, resulting in congestion.
On an urgent basis, efforts need to be made to rehabilitate those displaced during redevelopment projects. As of now, our government has noble intentions, but implementation needs to improve.
