Speaking about their foray into the field, Shailesh Hingarh says, “As a finance professional (as a qualified Chartered Accountants), I started my own CA firm. During this time, I got associated with Kumar Group (the Pune based real estate conglomerate which later went on to form different companies --Kumar Builders and Kumar Properties). Working with the experienced seniors at this place gave me a rich base of doing business. Coupled with a natural instinct towards business and the on-ground development processes during my stint here helped me immensely. There was a time when I was single-handedly managing the entire business operation of Kumar Builders in Mumbai.”
After being associated with Kumar for a considerable amount of time and gaining the much-needed experience, he ventured out to start his own business. A distant relative and long time friend Ajay Sarupia came on board too. Being a successful finance professional and sharing the same aspirations and thought process was the much-need support which laid the foundation of a strong association. To date, the duo have worked together on several projects successfully.
Of course, there were the challenges that every businessman faces, but Shailesh Hingarh has an interesting perspective about this as he says, “I don`t consider struggle an appropriate word to describe my professional journey till now. What the world considers as a struggle, I consider as invaluable learning as also the test of my patience which ultimately brought the right opportunities and benefits (achievements in other words) to me. So how can that be a setback? It is my strong belief that when the Almighty closes a door for you, you should not despair. That’s because, He has a bigger plan of opening a larger gate for you. But that’s when you are persistent and have a strong faith in the divine power. He never leaves you dejected.”
Speaking about the projects undertaken by him, he says, “Instead of describing my achievements with the number of projects I have completed or the number of flats delivered, I would like to focus on the number of satisfied customers, loyal employees, the committed and content stakeholders (contractors / suppliers / financiers) that I have gained in the process. I have gained a plethora of satisfied customers who have been giving me repeated business. Also my long standing association with my contractors, suppliers and banks that I have been successful in attaining since my early days at Kumar gives me a sense of accomplishment for myself and my company too.”
According to him, the USP of a good realtor is his ability to choose the right location for his project. “Half the battle is already won with the right site selection. That’s the reason, we take utmost care in selecting a good location for our project site. Besides this important factor, the right product mix and right pricing can be a game changer for any project. In this regard, we have been lucky to have all got all the factors in its place. The strategy is simple: The right product at the right location, transparency, timely delivery, non-stop and continuous executions, adherence to the commitments, no uninformed surprises to the customers will go a long way in having satisfied customers as well as happy stakeholders.”
No industry is free from competition. The real estate arena has several big and small players vying for the top slot. Offering his take on competition, he says, “I believe that competition is always good for the industry. This is because it helps one to innovate to look apart from the rest. So innovation and implementation becomes a necessary thing to be the best in the read. Speaking for myself, I like to beat competition by focusing on my project to understand its USP before launching the project which ensures us to stand apart from the rest. Doing good work is the best testimony for oneself and to rise above in the face of competition.”
Speaking about the influence and impact of the real estate industry on the National economy, he states in a matter-of-fact tone, "Roti, Kapda aur Makaan are the three basic needs for every human being irrespective of his caste, colour, or geographic location in any part of the world. This makes "demand of home" and "home as per my choice" the two yardsticks to measure the progress of the economy and real estate too.”
Besides being one of the biggest contributors to one’s National economy, the real estate industry which deals with high value transactions also has a major impact on a family`s life savings which sometimes goes into buying their first home. Therefore, this industry is governed and effected by lots of external factors like government regulations, political and economic stability, share market movement, people`s earning capability and lots more. A real estate developer, apart from its regular project related internal challenges, has to deal or plan for all these eventualities and that is always the challenges for the industry.
In this regard, he feels that the Government is playing its part well by formulating policies for the betterment of this sector and the buyers. He cites the example of the implementation of RERA, , easy access to the internet, lots of data sharing by housing companies, access of home finance made available to the new age customers by banks and financial institutions. Also, an important factor is the advent of very well informed buyers. They are well aware of the opportunities as well as their aspirations and buying capabilities. It is also beneficial for the developers who want to run their business transparently and without the unnecessary stress of having to deal with unorganised sellers. Speaking about the same, he says, “Government policies and RERA have helped to bring about the much-need transparencies in the system as well as remove ambiguities which makes the whole buying-selling process smoother. Now it is simply not possible to execute a project by keeping anyone in the dark about anything. This has helped the developer in conducting his business in an open and just manner.”
About innovation in the realty sector, he says, “Innovation is a continuous process and it will continue till Sajay is in the real estate business. As a team, we often visit National and International property fairs. We also have to be in constant touch with our consultants and keep ourselves updated with new products and technologies in the construction processes which are being used globally and by our competitors. All this has been possible only with the help of technology. We are one of the first developers who have implemented lightweight aluminium formwork technology (Mivan) in all our projects. This ensures fast-paced construction on the ground and thus timely delivery to our customers and thus helps to build the reputation of being builders who are committed to their timelines.”
Quiz him about his success mantra and he quips, “A commitment to the goal, to remain focused to what you have set out to achieve, a good plan which is implemented to the T and most importantly to remain firm to your ideals even in the face of sudden aberrations in life. Life is a journey and one has to enjoy the ride through the pot-holes and smooth roads to reach your destination. But yes, the journey has just begun.
