1. The name 'Enzyme' is quite unique for a real estate venture. What's the story behind choosing this name and how does it reflect your company's philosophy?

The name 'Enzyme' is a strategic metaphor deeply rooted in scientific principles. Just as an enzyme acts as a catalyst to accelerate chemical reactions, Enzyme Office Spaces aims to catalyze business growth. Our core philosophy is to help companies streamline their operations by removing administrative burdens. We enable businesses, particularly startups, to focus intensely on their core competencies by providing flexible, efficient office solutions. Our name represents our mission: to accelerate business processes and create an environment where companies can concentrate on their primary objectives without getting entangled in peripheral administrative tasks.

2. The transition from your family's spice trading business to office spaces is quite fascinating. How did your family react when you decided to pivot from the traditional business?

My journey began traditionally with our family's spice trading business. When I arrived in Bangalore to expand our South Indian operations, I initially sought office space for our own team. What started as a practical need became a remarkable business opportunity. We initially leased a 20-seater space, utilizing only part of it for our team and subletting the remainder. The unexpected success of this first transaction, coupled with quick subsequent leasing of another 25-seater space and attractive margins, revealed a promising market potential. This experience was transformative, showing me an entirely new business landscape beyond our traditional spice trading model.

3. You're targeting medium-sized startups that struggle with expensive tech park rentals. What specific pain points are you solving for these companies?

We address a critical gap in the office space market for medium-sized startups. Most tech parks and developers focus on large floor plates, typically 25,000 square feet and above, making it challenging for smaller companies to secure suitable spaces. Our unique value proposition is providing smaller, flexible office solutions within premium tech park environments. For instance, in a large tech park where major corporations like IBM occupy extensive spaces, we help vendors and smaller clients secure 50-100 seater spaces with similar amenities. This approach allows startups to work within prestigious campus environments that would otherwise be inaccessible to them.

4. Your expansion plans include Delhi-NCR and Pune. What attracts you to these markets specifically? 

Our strategic expansion is meticulously planned around India's most dynamic office space markets. Currently, we are present across four cities, with plans to establish a presence in Pune by February, completing our coverage of the five major metropolitan areas. These cities – Bangalore, Hyderabad, Pune, Mumbai, and Delhi-NCR – represent the epicenters of office space requirements in India. Our primary focus is on markets with high occupancy potential, avoiding tier-2 cities like Chennai and Kolkata for now. The ability to maintain high occupancy rates is crucial in our business model, and these five cities offer the most robust opportunities.

5. How do you envision Enzyme's role in shaping India's entrepreneurship ecosystem over the next decade?

Our vision extends beyond providing office spaces. We aim to be a catalyst for India's entrepreneurial ecosystem by creating environments that nurture innovation and growth. We encourage the younger generation to step out of their comfort zones, embrace innovative thinking, and remain adaptable. By providing flexible, supportive office infrastructure, we're not just leasing spaces but creating ecosystems that enable startups to thrive, collaborate, and transform their entrepreneurial dreams into reality.
